i moved into 3734 w. camelback rd.apt#204, phoenix,arizona 85015 on 9/2/2015, when i moved in the landlord was not present, the next day after my utilities were turned on i fond the apartment in dirty conditions,
1)black unremovable stain in bedroom #2
2)electric stove only has 2 working burners
3)hair and white substance in corners of bathroom
4)apartment was not painted after dirty conditions of previous tenants
5)dishwasher not secure and left dirty from previous tenants
6) kitchen cabinets fell off when tryin to open oven because stove is too big
7) front door frame is split and not secure s it looks like it was kicked in
8)bedroom #1 door was off hinges and still wont close
9) found report on bedbug infestation in all apartments in complex as well as i found report of non compliance of landlord from another tenant about bedbug infestation the state had to force action
the first week i moved here i told landlord about these repairs he told me he didnt want me here because i had too many complaints, he also informed me he was gonna refund me all monies in the amount of $2,748.00. before i moved into apartment TED FEHER requested i give him the first amount was what was required by law, TED FEHER requested 3 months rent he is already in breach of our lease agreement, when i asked for repairs he told his maintenance personnel not to go to my apartment to fix anything because i asked for too much. i have called the city of phoenix to report TED FEHER,they informed me i had to give him written notice of all repairs and to give him 5 days to complete all repairs,i also gave him notice that he is in violation of the arizona landlord tenant act and to return all extra monies. his reponse was he is not returning anything.

I bought a condominium in Island Habitat, a Yates Wood property in May, 2015. Before being purchased, I was required by state law to have an inspector come out and assess quality of property internally and externally.

Per his report (Kelly Inspection Services), it was clearly noted that the porch sustained significant damage and wear with a cracking sealant. He also noted that there was roof was filthy, covered in dirt and debris, and that the shingles themselves were required by state law to be updated for the entire building within the next 2 years.

Per the bylaws clearly stated by Yates Wood Property Management, they are required to fix ALL exterior issues AND to resolve all damage left by previous owner before new owners arrive. Currently our porch is severely damaged AND everytime it rains, the debris from the roof causes layers of dirt to fall down on top of our outdoor furniture. The dirt is so extreme that the rain brings clumps of dust, debris inside the house as well through the windows. Not to mention our skylights are so filthy that you can’t get a clear view of outside.

I have been in contact weekly with Kathleen Chafin at Yates Wood Property Management since the end of April 2015. I have requested repeatedly (Over 6 times) for these minor exterior fixes to be completed with no response or willingness to comply to their own rules.

I pay Yates Wood $450 a month in HOA fees yet they claim they have no money for property upkeep (I’ve got this in an email).

I have tried contacting my landlord about multiple major issues at the resident that I live at. She refuses to fix anything if she can get away with it. My child as injured himself due to some flooring issues. I have electrical issues that she wont fix. The is no outside lighting due to electrical problems. There is no hand railing and the frame that the front steps are on is broken, it is very dangerous to even enter the residents with out possible falling. You can see the ground in a couple of spots in the flooring. Under the sink there has been a few plumbing issues that were fixed but there is mold on the walls from the previous water damage. In one of the bathrooms the faucet is missing and we have to use a wrench to turn the water on and off. All of these issues has been told to the landlord as far back as 2 yrs. She will ignore my calls and text messages regarding these issues. The only time she will answer is if it is time to pay my rent. I am never more than a week late in rent. I don’t give this person any problems and still she refuses to make the resident a decent place to live. She has other properties and she treats them all the same even the ones that have elderly people living there. I have pictures to prove all of the problems at this address.

My roommate and I were scheduled to move out of rental property by July 1, 2015. I returned keys the afternoon of June 30, 2015 and asked if it was alright for my roommate (Allen Smith, listed as occupant) to return that evening or next morning to clean out garage and refrigerator. Left garage open for him. The realtor agreed (verbally), but wasn’t really paying much attention to me at time. I handed her an envelope with keys and my forwarding address.

My roommate needed to retrieve a toolbox with his uncle’s tools in it, and arranged for his friend to drive his truck over so they could get it and a few other tools in the garage. His uncle passed away a few years ago, and the tools had sentimental value to my roommate, who does construction work for a living. They were also going to finish cleaning out the refrigerator and vacuum before closing up the house. I arranged (as specified in moving out instructions from ERA) to have utilities shut off six days after moving out (July 6 or later). We always paid rent on time.

When my roommate and his friend arrived the next morning July 1, 2015 a maintenance man told them they were there without permission and they had 5 minutes to vacate the premises ! I had already left and was on the road to Indiana. I told them to call the police to claim his belongings, but they didn’t know what to do and just left.

I feel the realtor violated their verbal agreement to let us remove remaining items and clean. By preventing us from cleaning up completely, they conveniently made us lose our security deposit ! Plus, my friend lost valuable belongings.

February 1st is the last day I can remember being happy, peaceful and without as much disgust as I have at this moment. February 1st is the day that my life changed forever. That is the day I moved into the place I am currently residing, and it is physically, mentally, and emotionally killing me.
Renting from this man is the biggest mistake I or anybody could have ever made. He knowingly places tenants in properties with major code violations or worse, in my case, black mold. When I asked informally to rectify issues, he threatens to evict. When I sent a formal notice to have issues corrected, he sent back a retaliative (illegal) lease termination, forcing me to fight him in court.
I am a disabled woman, age 29 living on my own for the first time trying to make it alone, just myself and my dog. We have both been so sick since just after moving in and confirming the presence of mold through home-air and swab testing. When he was made aware of the situation, he acted shocked, appalled and horrified, and promised to fix and replace the main source of the mold (window AC unit) immediately. This was on March 14th. On March 16th, his solution was to send a maintenance worker to my home with a bottle of bleach and a scrub brush, so apparently his answer to me breathing in mold is to have me breathe in deadly chlorine gas as well.
He thinks he is above the law, never gives notice as to when he will be coming to the property, is verbally abusive in a discriminatory and sexual manner, and told me during our last face-to-face encounter on/about March 22nd, that he would rather ‘leave me in here to die’ than do anything to fix the situation. I feel I may actually die, as my last trip to the ER on April 1st was so frightening, I almost had to be intubated when my throat closed up and I could not breathe or swallow (symptoms that onset within hours, due to the mold exposure). “F*ck you, I will never do s*it for you”, were his exact words on the matter. After defaulting on the 7-day notice that he acknowledged received on March 20th (regarding the mold issue, only one of many issues), I called in the city code inspector, and then a lawyer. He got wind of this and served me with a notice of lease termination on the grounds of property destruction and threats made to him and said maintenance worker (because I called the cops on the worker when he was entering the property, April 4th, and hit my dog one day because she was barking at him).
Now I await an official eviction notice to go to court and fight for what is right. He puts up a front as such a nice man, he will do anything to get you to sign a lease. He only cares about money, not the people who are giving it to him. He deserves to be outed for who he truly is, so he can never do this to another honest person again, who is simply peacefully inhabiting a home.

This is Angela Johnson and my roommate Kelly Thompson we moved into 713 Washington Street Almena Kansas 67622 and we thought this would be a good house to rent which we were sadly mistaken. We moved in July 2014- Then in August 2014 everything started to go south we discovered mold & mildew issues not only in the bathroom, the kitchen, & the 2nd bedroom & have contacted him several times to correct it & he has failed to do so. The stove became a fire hazard & we contacted him numerous times about it to fix or replace the unit which he never did do- so Kelly & I went out and bought a brand new stove to put in here. Then it wasn’t 2 weeks later the refrigerator had quit & we had quite a bit of food in it so what we could salvage we took over to my roommate’s uncle house to be able to keep it good. We contacted the landlord 10 different times that day about replacing the fridge, he failed to answer any of the calls & he never returned a call in response to the voice mails I had left. So, once again we had no choice but to find a fridge on are own which we ended up going to Aarons in Kearney, Nebraska & we got a fridge on contract & now we are stuck paying on a fridge for the next 2 years because the landlord failed to replace it. Then we had several outlets go bad in the house, we contacted him numerous times about correcting the issue & he has failed to due so, so my roommate Kelly replaced all of them that needed replaced. Then a month after replacing them the washer outlet had went bad due to faulty wiring- that is the only thing he fixed. The light switch that is the 1st bedroom closet doesn’t work & he has failed to fix it. There is a weak spot in the 2nd bedroom floor & the landlord has been notified several times of these and he has still failed to fix it. The 2nd bedroom ceiling fan/light is faulty due to bad wiring & he has been notified numerous times about fixing it & he has failed to do so. Then the lights above the bathroom sink have became faulty where they are no longer safe to use & he has been notified of this numerous times & failed to correct it. There is a broken screen window that is behind the main window in the kitchen he has been notified since we have moved in to fix it & he has failed to do so. The furnace is faulty since we have moved in and he has been told by Garretts that it needs replaced & he has failed to do so. The water heather is faulty and he has also been told by Garretts he needs to replace it and he has failed to do so. We are planning on moving out February 27,2015 due to all the unhealthy living conditions & the landlord failing to fix these things & he believes he can collect the rent but legally he can’t due to the unsafe living conditions that violate the Kansas Healthy Housing Laws.

Today Feb. 12,2015 around 2pm .My landlady was very upset,and frustrated. I was in the kitchen cooking my own food.But prior to this incident, about 3 days ago, I told her I will be getting my money and will pay my rent.I will also be moving out by March 15th,2015.

She was very angry and telling me that she will have friend get killed and put to jail.
So,I told her I will pay her and I am not stupid if sh was insinuating something about me.
All of a sudden, she exploded with anger, like madness in her face. I asked why are you so mad at me ? She picked up the knife and stabbed the kitchen counter. I told her you have the knife and why don’t you just stab or kill me now. Then ,she dropped it on the floor and kick the chair. She came to me while I was standing and threatened me to get out now.

She said that the entire neighbor knows I didn’t pay the rent. She used profanity words.

She said she called the cops and complain about me .She also mentioned that she is a big shot and she already informed the District Attorney. My rent is $500 room rent.

She is also renting the basement of which it is illegal $800.

We have been renting a house 2630 Valley Drive, in Ann Arbor 48103, from August 1, 2013 to July 31, 2014. We made a single payment of $9300, corresponding to the 1st month’s rent, 2nd month’s rent, 3rd month’s rent, 4th month’s rent, the 12th month’s rent, and the one month’s rent equivalent which is the security deposit. The other months were always paid on time. We left the house June 15, 2014, and stopped all utilities at that moment. We came back in Ann Arbor August, 15 2014, and made sure that everything was paid in order to have our security deposit back. We sent proofs of payment several times, but Mr Chaudhuri always responded that something remained unpaid, without sending us proofs of that. We went several times to the water utility department of the city of Ann Arbor. They finally send him an email, saying that every bills had been paid. We never had any response from Mr Chaudhuri. He doesn’t answer the phone. We also went to the housing department of the city of Ann Arbor to complain about our problem, and about the general condition of the house, and they told us that he was an “unregistered rental”. The current tenant also has similar problems.

Met Katja back in July, she was looking for a couple renters at the above address. $400/mo/room, all bills included. At first, this wasn’t terrible.

Fast forward a couple months, and she regularly throws frat parties disturbing the peace (police have been called twice), leaves unsanitary conditions (alcohol bottles from said parties littering the house), cuts off heating when temperatures drop below 40*, refuses to repair household items (plumbing), breaks into tenant rooms, and has stolen several small items. Renter beware.

Despite the great location this LLC is too cheap to fix the water pipes correctly. Numerous time tenants have had no hot water for days. Numerous occasions of pipes bursting and then brown water coming from the faucets. They frequently turn the water off without notifying tenants. The hot water has been a problems three time in less than a year. The last time it was 5 days in the beginning of December. This time who knows but they started to fix the hot water heater on Christmas Eve and no on has been back to finish the job it it now the 27th. The building gets swarms of termites in the beginning of the summer and also is infested with German and American Roaches. The pest company comes and sprays but it does not work. The old manager and the present manager never listened nor responded pleasantly to tenants. Most often, they are rude and put out when called. In some cases, tenants have been threatened with eviction arguing or discussing these issues with management. Do not rent from Jacana Management or their parent company St. Pete Portfolio.

On October 9th, this foreclosed property was purchased by Fannie Mae, and I was a tenenat managed by RHMG Inc in Tampa, FL. Fannie Mae’s attorney sent me a certified letter in November explaining that there was a new property manager due to the sale. I immediately contacted, Monica Lee who represented RHMG regarding the transition and securing my deposit. She responded that RHMG required a contact name to remit payment. Based on Florida statue 83.49, I provided her the new property manager’s full contact information and address to mail the check-they represented the owner. After two weeks I called regarding the status and she referred me to her attorney, Richard Norton who stated that they intended to enforce the lease between me and RHMG and retain my deposit. I informed him that RHMG no longer represented the property per Fannie Mae. I sent more than a dozen emails, and left multiple messages. I spoke to Monica Lee on several occasions as well. At that point, I was concerned about the lack of response. Finally on December 11, 2014 Richard advised they would proceed to litigation, and for me to submit any documents from the new property representative before he would provide a response, and failure to do so would forfeit my deposit and they would keep my funds or go to court to fight the new owner. I advised that Fannie Mae offered me a brand new lease and terms, or the thirty days to vacate. Neither option involved RHMG. To add, he requested I continue to pay rent to RHMG after acknowledging that RHMG no longer managed the property. I asked him directly if I should pay both property managers and he stated he did not want to advise either way, and they would retain my deposit. I was an excellent tenant, and according to the Foreclosure Act of 2009, not at fault for the sale of of the foreclosed property in the midst of my lease, in fact I had options and legal recourse including securing my deposit from the previous landlord; to add both the new property manager and listing agent representing Fannie Mae stated that RHMG is liable to return my deposit. I spoke to a current leasing agent at RHMG and she stated that RHMG was very difficult to it’s prior tenants and made every attempt to retain their deposits. I plan to pursue this aggressively.

This landlord is impossible to deal with. He is unreasonable and a liar. He stole our security deposit on false charges and did not give us the 60 days notice to not renew the lease required by law. In fact we had to call him multiple times to ask if he was renewing the lease or not. It wasn’t until we threatened to not pay our last month rent until we heard from him that he finally responded saying that he would not renew the lease. Giving us less than 30 days to pack, clean and find a house.

This person is a theft. He has stolen the deposit of many people, specially those from minorities, he also discriminates people. He tries to charge the tenants for the house maintenance and minor repairs which are his responsibility.

A lot of tenants and institutions have failed multiple complaints about him in court for different reasons over the past 40 years. Be careful.
