May 2012 we started renting from the above said landlord very nicewhen he was around my husband and I no problems He then would not fix the air for 2 weeks in the dead heat of summer did not supply window air asked if we could hand up sheets to keep cool whit the unit air we bought Mr Wilk had no problem with this didn’t care how we hung the sheets never said a word. Mr.Wilk would come over and fix things when my husband was not home then he started asking me to help didn’t mean anything at the time talked about he justput a new filter in his girlfriends heater and cleaned it out.Then around late febuary in 2013 Friday night Mr Wilk came over to look at the faucet as he was leaving he said Ihave a dinner date I said oh and his response was Don’t be jealous then he touched my hair I stepped back and he left saying to me call if you need anything or want anything . My husband and I didn’t think anything about it and iformed my husband of him touching my and said maybe you had something in it.Then late july early august he came over to look at the garage and said all these favors I am doing I should get favors in return or I might have to increase your rent,after that Mr Wilk started coming on too me asked me if I like oral sex him knowing that my marriage was not to good Aug 2013 we started seeing each other as long as he didn’t increase the rent or charge late chsrges DEC 2014 I broke it off with him because he said he wasn’t seeing his handicapped friend anymore wich I found at he was by her siter Susan Moore on Dec 5th 2014 after Mr Wilk text me and said he couldn’t see me tonight then after susan and I talked she went and told her sister Debbie wich was his girlfriend Debbie sent a note over with Shawna Morkel to call her so I did and she asked me if I was sleeping her boyfriend wich I said I didn’t know he was said you were his handicapped friend after that Mr.Wilk started saying I need the late fee I informed him he never asked for it in the last year and a half he stated Itold you don’t get on my bad side I will make your families life hell S o continued to threaten us about being evicted move a young couplein to start trouble with me said I scared them So they moved out 2 days after they moved in early June continued to threaten my family tried talking to my minor daughter sent emails saying neighbor is complaining about banging on wall Then his email stated It must of been your daughter having sex Mr Wilk continued with his threats about contacting the authorities about having us evicted intimidated others to lie for him He called me 10/6/2015 at 0938 on unavailable number Stating have sex with me before I get married on the 9th I went and filed stalking charges against him becase he said I will continue with eviction going to court on10/14/2015 he is using his landlord authority to get what he wants amd manipulates women has gone on our credit report and put false accusations on our report he is out of control does not want his wife to find out or his attorney I already informed my attorney Gloria Meshach 1904 s 10th ave leavnworth kansas

Her unit was returned to her in better shape than was rented to my daughter and her room mates. She also charged for utilities when all utilities were in the parents name….

Rt 1 Almena Kansas 67622

This is Angela Johnson and my roommate Kelly Thompson we moved into 713 Washington Street Almena Kansas 67622 and we thought this would be a good house to rent which we were sadly mistaken. We moved in July 2014- Then in August 2014 everything started to go south we discovered mold & mildew issues not only in the bathroom, the kitchen, & the 2nd bedroom & have contacted him several times to correct it & he has failed to do so. The stove became a fire hazard & we contacted him numerous times about it to fix or replace the unit which he never did do- so Kelly & I went out and bought a brand new stove to put in here. Then it wasn’t 2 weeks later the refrigerator had quit & we had quite a bit of food in it so what we could salvage we took over to my roommate’s uncle house to be able to keep it good. We contacted the landlord 10 different times that day about replacing the fridge, he failed to answer any of the calls & he never returned a call in response to the voice mails I had left. So, once again we had no choice but to find a fridge on are own which we ended up going to Aarons in Kearney, Nebraska & we got a fridge on contract & now we are stuck paying on a fridge for the next 2 years because the landlord failed to replace it. Then we had several outlets go bad in the house, we contacted him numerous times about correcting the issue & he has failed to due so, so my roommate Kelly replaced all of them that needed replaced. Then a month after replacing them the washer outlet had went bad due to faulty wiring- that is the only thing he fixed. The light switch that is the 1st bedroom closet doesn’t work & he has failed to fix it. There is a weak spot in the 2nd bedroom floor & the landlord has been notified several times of these and he has still failed to fix it. The 2nd bedroom ceiling fan/light is faulty due to bad wiring & he has been notified numerous times about fixing it & he has failed to do so. Then the lights above the bathroom sink have became faulty where they are no longer safe to use & he has been notified of this numerous times & failed to correct it. There is a broken screen window that is behind the main window in the kitchen he has been notified since we have moved in to fix it & he has failed to do so. The furnace is faulty since we have moved in and he has been told by Garretts that it needs replaced & he has failed to do so. The water heather is faulty and he has also been told by Garretts he needs to replace it and he has failed to do so. We are planning on moving out February 27,2015 due to all the unhealthy living conditions & the landlord failing to fix these things & he believes he can collect the rent but legally he can’t due to the unsafe living conditions that violate the Kansas Healthy Housing Laws.

Apt building has 12 units, all units have bed bugs as well as cock roaches, black mold, leaking ceilings, asbestos in the basement apts. 2 apts do not have emergency exits or windows at all. the 2nd door in each apt is locked with a key entry deadbolt and Allan keeps the keys. The basements have bare wires and missing ceilings some apts have no working heaters or fridges. I lived in #12 without heat or a fridge for 3 mths he refuses to fix them. He shut off the power to a cpl apts which ran parts of other apts and will not restore power even tho its listed as utilities paid.he is trying to force 1-2 people to pay elect for other tenants. he refused to give us keys to be able to lock our apts, and also keys to our mail boxes. Many units have broken windows he wont fix. he refuses to give copies of the rental agreements to any units. We as well as 3 other tnants had to move out because he refused to supply us with power or heat during the winter. This includes elderly tenants receiving assistance.

It began with a nearly non-working refridgerator we replaced with our own. Then it snowballed into securing permission to get the furnace fixed and deducting the $100 from the rent. Said furnace was wired in an unsafe manner, so burned out. Possibly the leak in the roof over the furnace helped it along, who knows. Multiple leaks in roof throughout home causing mildew in ceiling, damage to walls. A few leaks repaired after many complaints, promise of replaced roofing, parts of roof routinely blowing off in high winds. Substandard plumbing caused leak behind shower wall, flooding dining room, ruining carpet, endangering heirloom furniture, and creating an entire wall space full of black mold. Paid the $50 for that repair, informed landlord, wall has yet to be repaired, despite photos taken by landlord’s worker sent to fix roof and recaulk improperly fitted toilet in master bath. Toilet rocks, seeps onto bathroom floor. Shower in master bath leaked continuously, knobs rotted off control fittings, shower eventually unusable. On the arrival of KS summer and 100 degrees days, AC stops completely. Found a repair service to fix AC and plumbing, paid $800 for repairs, landlord denies reimbursement, stating no approval was given. We have had some financial challenges since the death of our 17 yr old son several years ago, which seems to have made little difference to said landlord. We have not tried to deny responsibility as tenants, or deceive our landlord in any way, we just keep getting charged more and more, and are threatened with eviction. We no longer have a lease. As of today, our AC is currently broken and it is over 100 degrees IN OUR HOME, and though we found a repairman who could fix it today, his price was too high for our landlord, and we lack the funds to do it ourselves, so we are waiting for whoever they dig up to get here “when they get a chance”. Rented a house from PlainJans at one address and moved to a separate address. Had an addendum that transferred our lease to the new address and added my spouse to the lease.The lease stated $375 was the rent amount. The landlord made a verbal agreement that the new rent in the new house would be $500 on the condition of rent to own. My husband worked for this lady and she diligently took $500 out of my husband’s check every month for 5 years. She changed her mind on the rent to own and then claimed we were underpaying rent!!!Out lease says $375. My husband was fired and we knew she would raise the rent. She sent us a letter (as she cannot face her renters when she is up to no good), and told us our rent would increase by $200 in two weeks and we could either buy the house for $50,000, renew the lease, or get out. She stated in her letter we would go from paying $550 to $700. We never paid $550 and when I called to inquire where she was getting the $550 number, the office manager got increasingly frustrated as she had no clue as to what I was even talking about. I explained we did want to renew our lease but had a question about the figures. All of the appliances in the house are ours, and we had replaced a number of things in the house we wanted to be credited for on the rent. The office manager told us we would have to talk to the main boss lady. So we called the boss, and left a message as she wasn’t answering her phone (which was not a coincidence).I left a message that said, please call us back at your earliest convenience as we would like to negotiate on the rent. She never called back and the very next day, she sent a letter that was NOT certified, NOT hand delivered, and NOT court ordered that said she just wanted us out! This was not going to work she said in her letter. She never even tried to talk to us to see what we were even wanting to talk about. It wasn’t going to work because SHE decided it wasn’t going to work. Even though it had worked without a hitch for 5 years! In that 5 years, she has NEVER set foot in this house. So she never repaired what it needed. There are no fire escapes for the rooms in the basement or attic. NO working smoke alarms/detectors, black mold growing on the main floor and basement. Flooding basement every time you wash clothes or take a bath. New flooring is needing throughout the whole house. Missing light fixtures! Bathrooms need sinks. The notice was not sent legally nor were we given a reason for our eviction. We did everything right but as is her custom, if she doesn’t like you, she will throw you out regardless.I have seen her employees illegally evict renters that were late on rent and dispose of their belongings however they choose. Renters beware!!!!! She raises a bunch of money for the American Cancer Society BUT it isn’t enough to redeem her from the rest of the year that she’s busy being an evil landlord.

I had constant landlord trouble while living in 2711 Harrison Place. During the summer (during 110 degree days) our AC unit stopped working. It took the landlord over three weeks to get someone out to fix the problem. This was a frequent problem in the duplex as things would either not get fixed at all or take weeks and weeks.

J&S Management has decided they can break any lease agreements whenever they want to. During my tenancy one landlord that was living in the house was arrested for felony domestic abuse charges. J&S Management promised to move him out, as per the lease agreement, but never followed through. My other roommates and I found out later on that the guy had still been living in the other side of the duplex with no intentions to leave. They also allowed other tenants to move in with pets (which was against my lease terms) and then tried to charge me for replacing the carpet for the entire house after the pets urinated everywhere.

During my two years at 2711 Harrison Place multiple roommates came and left. After one roommate had moved out the landlords collected his security deposit in full and made no fixes to the house whatsoever. When I moved out J&S management tried to charge me, and my other roommates, for all the damages that had been caused by roommates that had already moved out of the house. I was also charged for ridiculous, unlawful, deductions such as “Repainted entire house,” “Re carpeted entire house.”

I recommend avoiding this property and real estate company if at all possible. They take every opportunity available to take advantage of college students that aren’t familiar with their rights and will straight lie to your face when confronted about any of it. It took over 45 days to receive an itemized security deposit deductions list, and only then they claimed that I owed them over $100 more.
