Absolutely horrible. Can’t keep up with maintenance, can’t control loud, unruly and noises neighbors, can’t upkeep the parking lot properly during winter/snow, remodeling and repairs take excessively long and now all utilities are paid by residents, including heat, electric and now water. Managers do not respond to voicemails, letters or complaints.

The washers and dryers are always breaking down. The washers half the time don’t drain fully of the water and the complex says it’s an issue on the “users” end not properly loading the washers, which is untrue because it’s only the same washers that do this consistently.

The doors to the mailboxes are always broken, so you have to be wary of receiving packages or getting any gift cards/rebates etc sent to your place. The doors to the buildings themselves are often always broken so even though you have a key fob to get in, half the time the door is broken anyways. The elevators are also consistently broken. Currently it’s been broken for about three months with a week of when it actually works between then. The buildings themselves are not wheelchair accessible as it is.

The entry doors themselves are still broken. The key fobs they give you are pointless as every magnetic door never works or when it is working, the bad tenants here manage to break them so they can let their friends stop in whenever they want to instead of going down to let them in since the buzzer system doesn’t work and is t available at every entrance. This eventually resulted in people breaking the vending machines and stealing the money as well as tearing the machine to reload laundry cards out of the wall itself just to get to the money.

The tenants are getting worse. The area is becoming more and more ghetto with loud neighbors, kids running through the hallways, blasting rap music all day and night, fighting outside, drinking and smoking weed near the front doors and trash everywhere (mostly white owl, black and mild, and swisher wrappers along side cans of Colt 45 and Steel Reserve).

There are no longer any security or courtesy officers that patrol the halls, which of course has led to many of the issues with tenants and people who aren’t supposed to be here getting out of hand. Calling the police, who are right down the street, doesn’t help anything because they tell you to report it to the apartment managers who again do nothing or give you feedback.

Speaking of managers, getting hold of management is next to impossible. When you call during business hours, they are always busy and tell you to call back. You call back they say the same thing or don’t answer. You call back and they are on lunch. You leave a message and number and they never call you back.

My primary concern though is the noise of the neighbors next to me. They blast rap music very loud on a daily basis. The music is so loud that you can hear it on the first floor when you enter the building and they live on the 3rd floor. There’s also a stairwell separating my apartment from theirs and you can still hear the music through the walls, the nearest being the room where my daughter sleeps. I’ve issued several written complaints (about 7 now that I have copies for), several phone calls to customer service and management (roughly 6 calls to customer service and two to management) and sent 3 emails to them and I have yet to receive a response or a resolution. I’ve had to call the police once because the music was so loud and the residents were throwing M80s off their balcony onto the roof of the parking garage (which has also not been repaired for several months). The noise at first made me think lightning had struck or someone was firing a gun. The noise of course woke and startled my daughter to the point I had to confront them. These same people smoke a profuse amount of marijuana to the point the entire hallway and staircase smells like project housing throughout the afternoon and evening.

Consumer Alert! This property owner is aware of the condition of this property to date 05/01/2014. The court was told, there is a second cause hearing coming up in which I will argue my points and seek further damages in a superior court for this is ridiculous. I am not sure how the sheriff or court official could even navigate the porch to post the eviction set out notice. I by no means was going to pay any more money to this landlord for he received 1490.00 on move in and should not have received one dime…modifications to the eviction laws are in order for there are exceptions to why people withhold rent and this is on. This landlord offered on 04/09/2014 to give me back the 1490. paid only if I moved by 04/13/2014 in which was not reasonable at all. This landlord asked me to retract all my complaints filed against him and that would be the ONLY way he would consider not filing eviction, when I refused he filed. This landlord called previous landlord in harassment attempts to seek negative information about me on 04/04/2014 and she told me he had his stepson Tyler Steward call with no permissible purpose or legitimate business. This landlord went to court with unclean hands and that is shameful…consumer’s beware. I have documentation of all in which I claim including videos, pictures, texts, emails, medical bills, actual evidence saved from unsanitary items (with blood evidence and paint present) from landlord’s worker Jack, prescription, mental health therapist willingness to testify, past landlord willing to testify, other witnesses, confirmation by landlord that he contacted my previous landlord after the intended business transaction on 03/21/2014 of rental approval had taken place already, confirmation by worker Jack that he shows up unannounced at property and far more. I am sickened by this landlord and want consumers to beware. am in a property in which I have had severe habitability issues with. My children and I have been bit by bugs, there was 2 garter snakes in the basement, the porch is messed up to where we cannot utilize it it is roped off, the landlord has been cited for several city code violations, the problems still exist…since move in on 03/22/2014 there were used sanitary napkins in the yard, old stuff from tenants left, table lamps hanging from the ceiling, plumbing that did not work, leaks, dirty and filthy property with items left from previous tenants..problems after problem..landlord workers show up unannounced all the time, ceiling caving in, dirty vents, dirty blinds, dirty carpet pieces, writings on walls, stickers on walls, workers leave unsanitary items in property after working…i have pics, videos, text and all..went to first cause eviction asked for continuance and was told NO even after landlord submitted paperwork on date of hearing without serving it properly to me as well. The porch is destroyed at the front entry doorway so now that 5 day notice to leave is posted I cannot take my property for there is no way to get it out the property. I wrote a motion to dismiss and a motion to transfer to superior court for I have medical bills from bites from bugs, kids have bites and scarring present, property still remains unsafe and unhabitable. I sent the motions with a pic of the porch as the landlord has been cited by the City Code Enforcement for the porch instability, brick masonry issues and much much more. The houses owned by Bradley D Timming are usually rented by UT students for convenience. This is how he tricks college students into paying too much for living in a broken down home in a shady area of town. If you look around you can find a lot of things in disarray and secret slots in walls where drugs used to be stored. If you plan on living in one of these homes, be sure to inspect them first. He gives his tenants his landline, but he is hardly ever home and seems to refuse to give a cell phone number. Whenever he is needed to fix things, he either doesn’t do it and waits for you to take care of it, or does it when it’s most convenient to him. He is also very flamboyant. You’ll know who he is as soon as you hear his voice. He seems so kind and innocent at first, but over time you will see odd patterns in his behavior that make you worry about his mental state. His communication is very poor. It is not easy to get a hold of this man. Emailing him is only effective about 30% of the time. It is more than likely that he just ignores them over time. And as with all landlords, you will never see your deposit again. He will constantly blame tenants for damages when it is clear that things are either outdated or incorrectly installed. He essentially takes your deposit and uses it to coat the house in white paint. His skills as a landlord are shoddy at best. I’ve never seen someone paint a house so poorly and almost all handles and windows have paint splattered on them.
